PREMIER LEAGUE STARS’ PROPERTY SHOCK: Footballers living in Cheshire’s exclusive Golden Triangle have been forced into a major change, with some of their luxury mansions now seeing hundreds of thousands wiped off their asking prices. But one unexpected detail hidden within the high-end property market has revealed a surprising new challenge facing some of the Premier League’s biggest names away from the pitch.

Premier League footballers living in and around Cheshire’s prestigious “Golden Triangle” are increasingly being forced to reduce the asking prices of their luxury homes as they struggle to attract buyers.

A growing number of current and former football stars have reportedly had to accept significant reductions in the value of their properties, with some cutting hundreds of thousands of pounds from their original asking prices in an effort to complete a sale.

The exclusive area, which includes Wilmslow, Alderley Edge and Prestbury, has long been one of the most desirable residential locations for professional footballers. Its large private homes, gated properties and proximity to Manchester have made it particularly popular with players from Manchester United and Manchester City, as well as stars from other Premier League clubs.

However, even the enormous wealth associated with top-flight football does not appear to have insulated homeowners from difficulties in the luxury property market.

One of the most notable examples involves Manchester City and England midfielder Phil Foden. The 26-year-old reportedly reduced the asking price of his Prestbury home by £825,000, bringing the price down from £3.25 million to approximately £2.4 million.

Even after accepting the lower valuation, Foden is understood to have suffered a substantial loss compared with the amount he originally paid for the property. A sale at £2.4 million would represent a loss of around £450,000 for the City star.

Foden lives at the property with his childhood sweetheart Rebecca Cooke and their three children. The mansion offers the kind of facilities expected from a home owned by a Premier League player, including an indoor swimming pool and a private gym.

Foden is far from being the only footballer affected by the changing market.

Former Manchester City captain Vincent Kompany has also had to reduce the price of his former home in Hale Barns. The Belgian defender, who is now managing Bayern Munich, lowered the asking price by £300,000, with the property eventually being offered for around £3.65 million.

Kompany’s former residence reflected the lifestyle associated with some of Cheshire’s wealthiest homeowners. Among its features was a sauna, while an outdoor sports area provided space for football and basketball.

Another former Manchester City player, Paul Pogba, has also reduced the asking price of his mansion in Hale Barns. The French midfielder has reportedly taken £450,000 off the valuation, leaving the property with a new asking price of approximately £3.45 million.

Former Manchester City goalkeeper Ederson, who has since moved to Turkish football with Fenerbahce, has similarly reduced the price of his Wilmslow home. The property has reportedly been discounted by £200,000 and is now valued at around £3.8 million.

Elsewhere, former Wales captain Ashley Williams has reduced the price of his Altrincham property by £100,000, bringing the latest asking figure to £3.65 million.

Everton defender Michael Keane has also joined the growing list of footballers adjusting their expectations. He has reportedly cut £200,000 from the price of his home in Knutsford in an attempt to secure a buyer.

The trend is not restricted to properties within Cheshire itself. In nearby Formby, former Liverpool midfielder Naby Keita has reduced the asking price of his five-bedroom house by £200,000. The property is now being marketed at approximately £2.8 million.

The problem has been developing for several years, with a number of high-profile footballers already being forced to accept considerably less than they initially hoped to receive for their properties.

Former Manchester City defender Joleon Lescott is another example. The ex-England international, who has since developed a career as a DJ, originally placed his Alderley Edge property on the market for £4.5 million. He subsequently had to reduce the price by £250,000.

Former Everton captain Tim Cahill experienced an even more dramatic reduction. His impressive mansion in Hale was initially offered for £6.5 million, but it eventually sold for approximately £5 million. That represented a £1.5 million difference between his original target and the eventual sale price.

The developments highlight the challenges facing sellers at the upper end of Cheshire’s property market. Luxury homes can command enormous prices, but the number of potential buyers is naturally much smaller than in the mainstream housing market. As a result, sellers may have to become more flexible when attempting to move particularly expensive properties.

Cheshire’s so-called Golden Triangle has traditionally been a magnet for footballers. The combination of large detached houses, leafy surroundings, private roads and easy access to Manchester’s training grounds and stadiums has made the region particularly attractive to players.

The area became increasingly associated with professional footballers during the 1990s. David and Victoria Beckham were among the celebrity residents who helped draw national attention to the area, with photographers regularly following famous figures through its quiet, affluent streets.

Since then, the region has continued to attract wealthy athletes, entertainers and business figures.

However, the area’s reputation for privacy and exclusivity has also made it attractive to criminals. A number of high-profile footballers have experienced burglaries and security incidents in recent years, potentially adding another concern for prospective buyers.

In December 2023, the home of Manchester City star Jack Grealish was targeted by burglars while he was away playing for the club against Everton. Jewellery and watches reportedly worth around £1 million were stolen from the property.

Another incident occurred in January, when intruders reportedly broke into the home of Manchester City defender Ruben Dias while he was away. The burglars were reported to have taken thousands of pounds worth of possessions, including designer clothing, jewellery and electronic equipment.

Other high-profile footballers, including Raheem Sterling and Riyad Mahrez, have also experienced burglaries or security problems at their homes.

Such incidents have raised questions about whether the very features that make the Golden Triangle appealing to wealthy residents — including secluded roads, large properties and extensive grounds — can also make some homes attractive targets for criminals.

Despite these difficulties, Cheshire remains one of the most popular locations for footballers seeking luxury homes away from the centre of Manchester.

The latest wave of price reductions, however, suggests that even Premier League stars cannot always dictate the value of their properties. Players who once expected their mansions to command premium prices are increasingly having to compromise in order to find buyers.

For some, the reductions amount to hundreds of thousands of pounds, while others have accepted losses of more than £1 million compared with their original asking prices.

The experiences of Foden, Kompany, Pogba, Ederson, Williams, Keane, Keita, Lescott and Cahill demonstrate how challenging it can be to sell high-value homes, even when the properties are located in one of Britain’s most exclusive footballing communities.
